Hertford Renovation Case Study

Myers Park | Charlotte, North Carolina

Existing main level

The existing main level consisted of the primary home and a rear addition, connected by a narrow hallway and a awkwardly spaced full bath. The rear addition acted as the main entry point for the family. The kitchen was the only entry point to this portion of the home.

Existing Second Level

The second level consisted of three bedrooms and one bath, which was common when the home was built in 1927, but it did not meet the needs of today.

Main Level Renovation

The rear addition was developed from one, under utilized bonus room into a mudroom, half bath, laundry with crafting space as well as a home office. The entry and windows all maintained their existing locations. The narrow hallway and full bath were combined into an open hallway. Cased arches, which match existing features of the home, were added between hallway, living room and kitchen. The formally compartmentalized home, marred by past renovations, now has a welcoming rear entry and the existing addition is finally incorporated as part of the home. A natural flow was established through-out, creating a cohesive space.

second level addition

The second level addition allowed for the inclusion of a fourth bedroom with a trayed ceiling, multiple closets and a bath with a walk-in shower and double vanities. The entry to the space was established at the top of the expanded landing, where a set of windows previously resided. Hardwoods were matched to the floors that run through-out the existing home. The bedroom features multiple windows that look down on the lush landscaping. Two walk-in closets flank the entry to the new master bath that shines with gold plumbing fixtures and accessories by Moen. The low maintenance marble look tile used for the shower and flooring was from Florida Tile.
